AC Maintenance Tips
To get the most out of your air conditioning system and avoid costly repairs or replacements, it’s crucial to ensure that the two fundamental components of your central air conditioner, the indoor unit (evaporator) and the outdoor unit (compressor/condenser), are well cared for and maintained. The indoor unit is typically located in a central duct near your furnace, while the outdoor unit is placed next to your home.
Whether you have a one-room or whole-house air conditioner, it’s important to prevent it from working harder than necessary. Here are some tips to help keep your AC running smoothly and your home cool throughout the season.
Regularly Change Your Air Filters
Dirty filters can restrict the airflow of your AC system, which in turn can lead to a buildup of bacteria and pollutants in your home’s air. This also forces your system to work harder, driving up your monthly energy bills. By changing your filter regularly, you can avoid these issues and breathe easier while saving money. We recommend replacing your filters every 1-3 months to keep your system running efficiently.

Make Sure Fins Are Aligned
To ensure that your air conditioning system operates efficiently, it is important to keep the fins on the outside of your condenser clean and straight. Over time, these fins can become bent or crushed, which can restrict airflow and cause your system to work harder. If you notice bent fins, you can easily realign them with gentle pressure from a fin comb, which can be purchased at most hardware stores.
When using a fin comb, be sure not to insert it more than ½ inch to avoid damaging the fins or the tubing. By keeping the fins straight, you can improve the efficiency of your system and reduce energy costs.
Keep it Clean
Over time, your outdoor AC unit can collect dirt and debris which can obstruct the fins and reduce airflow. To prevent this from happening, you should regularly clean the unit. You can use a soft-bristle brush to vacuum the fins or gently wash them with a hose. This will help to maintain optimal performance and efficiency of your AC system.
Make Sure the Pad is Level
To ensure that your outdoor unit functions properly, it is important to keep the concrete or hard plastic pad level and dry. If you notice that the pad has sunk, it is generally not a cause for concern.
However, if it is tilting to one side or has sunk so much that the copper and electrical lines are taut, it is best to call a professional. They can examine the situation and determine if the pad needs to be replaced or leveled to prevent further damage to your AC unit.
Upgrade to a Programmable Thermostat
Programmable thermostats offer a convenient way to set different temperature levels for different times of the day, which can help you reduce your energy bills and optimize the efficiency of your HVAC system.
By automatically adjusting the temperature based on your schedule, you won’t have to constantly adjust the thermostat throughout the day. This means that you can enjoy a comfortable indoor environment without wasting energy or money on excessive cooling.
Make Sure Condensate Drain Tube is Unclogged
If you notice water puddling on the floor around the furnace while your AC is running, it could be a sign of a clogged condensate drain tube. The condensation from the AC coils can contain bacteria that forms slime and clogs the drain tube, causing the water to leak out.
To prevent this from happening, it is recommended to have a professional technician clean the condensate drain tube during routine maintenance checks. This will ensure proper drainage and prevent potential water damage to your home.
Check Your Insulation
To ensure your AC system runs efficiently, it’s important to check the insulation on your outdoor AC lines. Proper insulation prevents heat gain, saves energy, and extends the life of your system.
Make sure there are no gaps or openings in the insulation. If you find any, use insulation tape or foam to seal them. This will prevent air leaks and keep your home cool and comfortable.
Make Sure the Area Around Your Unit Is Clear
If there is any debris, dirt, or leaves present around your outdoor AC unit, it will cause it to work harder and become less efficient. Similarly, boxes, laundry, or other storage near your indoor unit can also obstruct proper airflow. Therefore, it is crucial to keep these areas clean and free from any obstructions.
Check For Air Leaks Inside Your Home
An effective way to detect air leaks in your home is to conduct a smoke test. To do this, close all windows, turn off all fans and exhaust systems, and shut off the furnace. Then, light some incense and walk around the outer walls of your home slowly.
As you move around, pay attention to the smoke. If you notice it blowing away from something or being sucked toward something, it could indicate an air leak. Identifying and fixing air leaks can improve your home’s energy efficiency and lower your energy bills.
