American Home Shield and HSA Home Warranty offer a Pre-Season System Check during select months of the year. This service covers your cooling equipment in the spring, or your heating equipment in the fall. Home warranty charges a service fee for each system, and we must have each system listed on the dispatch if we are to service more than one system in your home.

Home Warranty Pre-Season Cooling Tune-Up Checklist
The following inspections are performed on each cooling unit:
✓ Check Thermostat
✓ Check Filter
✓ Check Condensate Lines
✓ Check Evaporator Coil
✓ Test Temperature Split
✓ Rinse Condenser with Water
✓ Perform Amp Draw on Compressor
✓ Perform Amp Draw on Fan Motor
✓ Check Refrigerant Pressures
✓ Clean Electrical Connections
✓ Test Capacitors & Operations
✓ Test Hi/Low Pressure Switch (If Any)
Limitations and Exclusions
If the technician encounters a problem that requires repair during your checkup, you will need to open a new dispatch with home warranty and pay a new service fee. No repairs are covered under a Pre-Season Checkup. Home warranty will not authorize us to perform any additional work outside of the inspection checklist.
The following services are NOT included on a pre-season cooling checkup:
✘ Free filters
✘ Clearing condensate line stoppages (requires new service request)
✘ Recharging refrigerant (requires new service request)
✘ Outdoor condenser coil cleaning beyond hosing with water
✘ Cleaning or unclogging required to correct problems from lack of manufacturer recommended maintenance (e.g. filters must be replaced monthly)
✘ Servicing units that are not safely accessible, as determined by contractor
Servicing any of the following types of units during the A/C Tune-up period:
✘ Geothermal systems
✘ Mini-split systems
✘ Window and wall units
✘ Boilers
✘ Oil Furnaces
✘ Heating systems
✘ Swamp coolers

Environmental Factors
Outdoor condensing units can quickly become impacted. Cottonwood debris is especially common once spring starts. You may find that your condenser becomes dirty again after we have been out to clean it. Because these environmental factors are beyond our control, we are not responsible for the condition or efficiency of your equipment after we have performed maintenance. We advise taking a hose to rinse your condensing unit again if you notice buildup start to happen after service.
Upgrade to Budget Savings Club
For an additional fee, we will upgrade your home warranty Pre-Season Checkup to our Budget Savings Club. This program is more thorough than the home warranty service and gives you access to additional perks.
SPRING & FALL CHECKUPS
We’ll keep that AC and furnace running smooth with a clean and check before the summer and again before winter.
DISCOUNTED SERVICE
Special member pricing when you need HVAC repairs or it’s time to replace your equipment. (Home warranty work is already performed at a reduced rate and cannot be discounted further)

WAIVED TRIP FEES
When we are dispatched to your home and we perform a repair / replacement, don’t worry about paying a trip fee. (We cannot waive service fees collected by your home warranty company.)
